In this newsletter you will find a detailed Q4 2025 long-term rental report, highlighting the changing trends across Oahu.

From Q4 2024 to Q4 2025, the O'ahu rental market showed overall improvement across most unit types based on leasing activity. The number of studio units leased increased by 8.77% in Q4 2025 compared to the same quarter in 2024, while median rent remained flat and median days on market rose slightly by 9.09%. One-bedroom units saw strong growth, with 21.84% more units leased year over year, median rent increasing by 7.50% and days on market decreasing by 18.18%, indicating faster leasing activity. Two-bedroom units saw a 6.49% increase in units leased, accompanied by an 8.66% increase in median rent and a 10.20% decrease in days on market. Three-bedroom units saw a 9.58% increase in units leased, a modest 0.72% rise in median rent, and a 10.77% decline in days on market. Four-bedroom and larger units recorded a 2.04% increase in leasing activity and a 6.17% rise in median rent; however, days on market increased by 12.00%, suggesting slightly slower leasing for larger properties. Overall, the data reflects stronger rental demand in 2025, particularly for one- and two-bedroom units, with generally rising rents and shorter leasing times across most segments.
