From Q3 2025 to Q3 2026, the O'ahu rental market showed mixed performance across unit types, with some segments maintaining stable rents while others experienced price adjustments. Studio units saw a slight 2.78% decline in the number of units leased, a 2.00% decrease in median rent, and a 100.00% increase in median days on market, indicating a slower leasing pace. One-bedroom units recorded a modest 0.80% increase in units leased and a 3.49% rise in median rent, although days on market increased by 26.67%. Two-bedroom units maintained nearly stable leasing activity, with units leased down just 0.18%, while median rent decreased by 2.23% and days on market rose by 5.56%. Three-bedroom units experienced an 11.75% decline in units leased, while median rent remained unchanged and days on market decreased by 28.00%, suggesting that available units were leasing faster despite fewer completed rentals. Four-bedroom and larger units saw a 17.65% decline in leasing activity, but median rent increased by 14.12%, while days on market rose slightly by 5.56%. Overall, the data highlights stable leasing activity for one- and two-bedroom units, improved leasing speed for three-bedroom properties, and continued rent growth in the larger-home segment despite fewer units being leased.
